Detailed Description of the Proposed Commercial/Institutional Building

The proposed development is a commercial/institutional educational building comprising a four-storey classroom block for Royal Grammer Nursery and Primary School, located in Mafubira Zone B Village, Mafubira Subcounty, Northern Division, Jinja City. The building is intended to provide additional teaching, administrative and support facilities for the school



The building consists of a ground floor and three upper floors, giving a total of four functional levels. The ground floor accommodates important school facilities including classrooms, staff room, bursar's office, secretary's office, sick bay, staff facilities, girls' sanitary facilities and other supporting spaces. A verandah is provided along the building to provide sheltered circulation and waiting space.

The first, second and third floors follow a typical classroom arrangement. Each of these floors contains three classrooms, together with offices/support spaces and sanitary facilities for the school users. The classrooms are arranged along the circulation/verandah area to allow convenient access, natural lighting and ventilation.

The building has been planned with verandahs and circulation spaces that connect the classrooms and other rooms while providing protection from direct sun and rain. A ramp is incorporated into the circulation system to facilitate movement within the building and improve accessibility between levels.

The external site development includes an access road, parking area finished with interlocking pavers, road reserve, sliding entrance gate, perimeter wall and storm-water drainage system. The site also incorporates a drainage arrangement consisting of concrete storm-water channels with metal gratings, with the drainage directed tow

ard a soak-away system.

The building is designed with a reinforced-concrete structural frame, with the columns, beams, slabs and staircase designed in accordance with structural engineering details. The architectural drawings specifically require these structural elements to be constructed according to the structural engineer's specifications.

The floor construction incorporates reinforced concrete floor slabs, while the foundation arrangement consists of concrete strip foundations and column footings. The ground floor construction includes compacted hardcore filling, sand blinding, a damp-proof membrane, mass concrete floor slab and approved floor finishes.


The roof is designed with a 30-degree pitch and covered with GCI roofing sheets supported on timber purlins, rafters, struts, ties and wall plates. The roof design provides protection to the building and its occupants while complementing the multi-storey classroom block.

The building elevations indicate a substantial multi-level structure with regular window and door openings, providing natural light and ventilation to the internal spaces. The elevations rise to approximately 15.1 metres above the ground level, reflecting the four-level nature of the proposed development.


Overall, the proposed development is a modern multi-storey educational/commercial institutional building designed to serve Royal Grammer Nursery and Primary School. It provides classrooms, administrative offices, staff facilities, health/sick-bay facilities, sanitary facilities, circulation verandahs, parking and supporting site infrastructure, creating an integrated school facility suitable for teaching, administration and general school operations.
